• Osher B assisted in the sale of an older commercial property in California for a price of $2.5M, significantly above the client’s expectations. Within 55 days of the sale, Osher B was able to purchase a new commercial NNN property in Houston, for $4M with financing at 4.25% fixed APR. The client’s return on the investment (IRR) was 8.99% / 11.8% leverage.

• Osher B reviewed and assessed an underperforming multifamily building southern California. We investigated, identified, and problem solved the underlying issues turning around the owner’s financial dissatisfaction. With analysis, review and a clear plan of action, we decreased the client’s expenses from 50% to 28% and increased profitability by 25%.

• A client, who owned three properties in three different states, was seeking better financing solutions. Osher B found strong refinancing for all three properties at a lower rate and created an extension of the fixed term with no prepayment penalties. The entire transaction was totaled $3.5M and took only 45 days to accomplish, even with the different states involved.
